Boiler, circulator pumps, and radiant floor heating piping in the mechanical room of a log home in Doney Park, Flagstaff, AZ

Project Overview

Restoring Radiant Floor Heat in a Doney Park Log Home

A family in a Doney Park log home called Bear Hug Plumbing heading into winter. Parts of the house were cold, some radiant floor zones were not heating, and the boiler was not firing reliably. In a log home outside Flagstaff, radiant floor heat is the main source of warmth, so this needed attention fast.

Tracing the Problem Through the Whole System

Radiant heat has a lot of moving parts in one small room: the boiler, its ignition and aquastat controls, circulator pumps, an expansion tank, a zone control board, and the manifolds that feed the tubing in the floors. When a boiler will not fire and some zones stay cold, the cause can be in more than one place.

We worked through the system piece by piece, checking the boiler controls, the zone control board, the pumps, and the manifolds, so we could explain exactly what was wrong instead of guessing at parts.

Two Options: Heat Now, Upgrade on Their Timeline

We gave the homeowners clear choices with a firm price for each. They chose to start with a repair of the existing system to get the heat back on for the winter, then plan a full upgrade of the boiler and radiant system instead of rushing a big decision in the cold.

That upgrade is now underway. We are working from the original floor plans of the log home so the new system is laid out to match how the house is built and how each zone is used.

What Flagstaff Homeowners Can Learn From This Job

  • When only some zones are cold, the boiler may be fine. Zone valves, pumps, and the zone control board are common culprits.
  • A boiler that will not fire can come down to ignition controls, an aquastat, gas pressure, or low system pressure.
  • You do not have to choose between freezing and a full replacement. A short-term repair can buy time to plan an upgrade properly.
  • Older and log homes around Flagstaff often depend on radiant heat, so a yearly check before winter is worth it.
